今年要自己出去租屋,之前見過其中話上網網絡,水電煤公司嗰d,但因為當時無咁的需要,所以無記底,有家長分享嗎?thx

{ Sharing flat to consider }

~ When you first move in, it's a good idea to have an open and honest conversation about your different expectations to prevent issues from arising later.
~ You may also want to establish a fund for shared items such as toilet roll and any communal food which everyone pays into each month.
~ Everyone’s idea of what is clean or tidy is different so it's good to discuss what's reasonable and agree how you will maintain any communal spaces.
~ Most companies will require one name to be on bills, so decide who is responsible for each bill, as well as how they are going to pay and get paid.

{ Landlord & agent }

~ You should check if your landlord is registered
~ You can check if your letting agent is registered

{ About the lease & deposit }

~ at least 28 days' notice in writing if you want to end your tenancy
~ a refundable holding deposit (to reserve a property) capped at no more than 1 week’s rent
~ a refundable tenancy deposit capped at no more than 5 weeks’ rent where the total annual rent is less than £50,000, or 6 weeks’ rent where the total annual rent is £50,000 or above

{ About the contract, inventory list, guarantor & utilities }

~ Two copies of the contract should be signed and you should keep one.
~ To protect yourself and your deposit, you should have a full inventory of the items within the property, and their condition before moving in. You and the landlord should sign this inventory and keep a copy.
~ If a guarantor is not possible, you may be asked to pay a few months’ rent in advance instead
~ Double glazing means the windows have two well sealed plates of glass. This keeps housing warm and dry and can save you money on heating costs.
~ Gas is supplied through mains pipes. Gas central heating is cheaper and more environmentally friendly than electric heating.
~ Oil heating runs from a tank which needs to be filled up. It can be effective, but you must ensure the oil tank does not run out.
~ Ensure that the locks on doors and windows are reliable.
~ Check that there is a good fire escape route and that smoke alarms are fitted.

{ About the bill }

~ Your letting agent or landlord will inform you who your current utility (gas, electricity, etc.) providers are, and it is important to give a starting meter reading to each relevant company. This will help to ensure you are not charged for electricity and gas that was used before you moved in. Be sure to keep a record and a photo of the meters when you moved in. Email it to yourself so it is dated.
~ Make sure you submit meter readings to your utility providers to ensure you have accurate bills on moving out and that you pay promptly. Again, take pictures of these. This will help to ensure that the return of your deposit is not delayed due to disputes over payment or non-payment of utility bills.
~ Providers will occasionally send someone to your home to read your meter readings (check their ID before allowing them into your flat), but sometimes you will be asked to text or phone in a reading.
~ If you live in a privately rented property, you can use an Ofcom-accredited broadband, TV and phone comparison site to help you get the right service at the right price. One such website is cable.co.uk You’ll be able to see exactly what deals and speeds are available at your postcode.
~ Be aware that some providers will ask you to pay one-off set-up fees, usually in the region of £20-£50. Some providers also set internet download limits and if you exceed them, you may be charged.

{ Council Tax }

~ If you are a full-time student then you might not have to pay council tax.  Most full-time students are exempt and do not have to pay council tax. https://www.gov.uk/council-tax/discounts-for-full-time-students
~ you must APPLY for your exemption and provide any evidence requested by the council.
~ You don't need to claim this every academic year, but you do need to let the Council know if you move address so your exemption can be applied to a new property.

{ Scams }

~ View the flat in person (or virtually) before you pay any money

{ Moving In }

~ Change your address with:
- University
- GP/doctor, if you have moved out of their catchment area you may need to move to an alternative practice
- Bank (remember to update every bank who you hold an account with, even if it’s an ISA with 50p in.)
- Insurance providers
- Mobile phone providers
