| Nowadays, majority of agents in London will require both international and local UK students or working people to provide UK base guarantor who need to show proof of a house owner or earning annual income of at lease 3x of the rent. Year before, they may only require that guarantor to simply sign a form to declare. They will take 1 year contract no problem.
 For deposit, usually 5 weeks rent as deposit is paid on signing contract and returned after contract end. And 1 month rent upfront payment if you  get a guarantor, if not they usually require 6-month or whole year upfront rent payment.
