倫敦租apartment一問

請問在倫敦租apartment，一般要比D咩按金，預繳幾多個月上期租金和經紀佣金？ 是否也要打厘印？有D咩要留意呢？今年頭一年要在倫敦租樓，實在係唔知行情，求教，謝謝。

倫敦租樓要比按金，幾多就睇業主對你的信心，租金通常係3個月比一次，一年租約。
如果係學生，情況會唔同。好多業主會要求有英國人做擔保人。如果無，就會要求一次個比1年租。有d業主會要求簽3年約 (因為degree讀3年)。所以要睇清楚條款。租樓要報 council tax,學生好似平d定免費，但要報。 唔好貪平租地下或無管理員的單位，亦要住安全的區....係平好多，咁當然有原因。英國租金，業主個價都幾實，唔好expect bargain到減好多比你。

可以去 rightmove, zoopla搵樓。

其實倫敦，如果一個學生住，我會建議租私人辦的學生宿舍，又新又有清潔服務加保安。租期flexible。同你自己租studio價錢差不多，或者更平。

擔保人真係考驗友情，我當時搵我大學同學，都係算熟兼我去英國會見面的。結果就唔肯幫忙，可能怕我地會唔交租.....
因為業主堅持要有擔保人.....結果硬住頭皮問我細女host family兼guardian...那位外國太太二話不問就答應左做擔保人。


當時租個單位無管理員駐守，但有大鐵闡。結果時時都有入屋爆格...又無 lift,要行樓梯，都幾辛苦...後來我女住夠死約完就搬..

跟住係就搬左好區兼有 lift,不過都唔係24小時security...晚上好多男人在大廈附近流連...我女次次夜放工，都要叫的士司機睇到佢入左大廈先走。

係宜家租的單位先叫安全方便，當然租金係咁多間最貴的，不過住得安心。

Nowadays, majority of agents in London will require both international and local UK students or working people to provide UK base guarantor who need to show proof of a house owner or earning annual income of at lease 3x of the rent. Year before, they may only require that guarantor to simply sign a form to declare. But now they need solid income proof and credit check.
They will take 1 year contract no problem.  
For deposit, usually 5 weeks rent as deposit is paid on signing contract and returned after contract end. And 1 month rent upfront payment if you  get a guarantor, if not they usually require 6-month or whole year upfront rent payment.
