I am not really sure whether this kind of capital note will appreciate in value or not (4.5 mil cap note become 10 mil after 12 yrs time). If yes, then you can treat this as good investment.
But correct me if I am wrong, the one (called "Halo") in Shiu Lam in Tuen Mun that a very famous IS also only selling at 3 mil though it is still very expensive to ordinary people. It claims to be a super good IS.
A friend of mine has 2 kids at CIS. She holds two CNR (corporate nomination right, similar to debenture), which she purchased some years ago for $600,000. They are now trading at $6.5 million each. And there is a very long wait list. Seems that $6.5 million is nothing to many people.
Hong Kong and China actually has many rich people. But again, millions of debenture is not affordable to middle class.
But is the schools itself can set the value for the (debenture or capital note) without any government control. It seems that the school management quite has lot of power to set it high, right?
