路過八卦一下.買樓作長缐投資其實係唔錯選擇.尤其係London. London係一個metropolitan city,有來自世界唔同角格的人.我前幾年都係London 的investment bank 工作,覺得有很大的demand. 所以都喺zone 2自置了物業.如果唔係諗住謙大錢London or UK 都係好投資

The flat i bought is very close to my previous living place. that's why i'm very comfort to invest.  but a few blocks across the area is a "no-go" place and the neighbourhood is not very nice.  it's very impt you're familiar w the location, builders and the neighbour around before making any investment.  i did look into Cdn/ Aus properties but just feel the ldn flat is more comfortable investment given the risk we can accept.  
Sorry i left uk a few yrs back and cannot provide any recommendation on agency.  if you really interest in investing i suggest you go to the exibition and road show in the hotel in HK.  At least make a few visits and get yourself familiar w the investing environment and dont rush to invest.

Fate, 請問你的buy to let rate 是否for resident only?  我問過hsbc and boc 的buy to let 都比自住貴。我試過去Barclays and Lloyd bank 問,開户都要預約到幾日後。由於趕住回港,最後去了唐人街中銀,buy to let 要3.59%,LTV 59%(因below 60%,rate is cheaper) 如找到你咁平的buy to let Rate, 我想一年後轉按。佢地受overseas buyer 嗎?

我8月尾會陪阿囡去英國開學,再去睇下樓,現在英磅低。回報比香港吸引,我都係當儲錢。收租夠cover mortgage.

香港樓癲左,收租回報創新低都仲有人冲入去。未扣開資只得3厘。扣埋開󰀃資是負數。

Are you aware of the pending UK Capital Gains Tax changes in April 2015 and the tax implications this may have for you?

If so, have you made the necessary arrangements for your property in order to protect yourself against a tax liability?

If not then we would be pleased to help.

As you may recall, the UK government are introducing a new Capital Gains Tax (CGT) for overseas residents and offshore companies.

The new legislation will require you to pay CGT on any gain from the 6th April 2015 until the date of disposal of the property.

WHAT SHOULD I DO NEXT?

There is no prescribed process by the government to date but the general consensus is to take steps now to obtain a current property valuation which can be used to accurately support your tax return.

WHAT TYPE OF VALUATION DO I NEED?

We are proposing that the valuation should be conducted by a qualified surveyor who is a member of the Royal Institute of Chartered Surveyors (RICS). RICS is the world's leading qualification for valuation professionals. This will ensure the most accurate valuation.

HOW DO I ARRANGE ONE?

complete our preferred lettings and management provider has appointed an accredited firm of RICS registered surveyors and negotiated a special flat fee for all investors who have bought a UK property. This valuation will be a RICS Red Book Valuation Certificate suitable for the purposes of your future CGT calculations and submission to HMRC.

The cost for this service is GBP500 + VAT* per property. This fee is applicable to properties valued under GBP2 million.
