純粹商業決定，租私人地方實係咁。做咩一定要租俾你先？  <-- exactly right!

I don't understand why people keep on blaming the landlord for this.  As a landlord, they have no obligation to rent it to you for a lower price.

Even if they can rent it at $460,000 a month, don't you think they will freeze the tuition?

If they raise the tuition by 30% because of the rent, then the parents will complain too.

At the end of the day, no one has done anything wrong.  It is great if someone doesn't put $$$$ ahead of other things.  But it is not wrong if $$ is the priority for the landlord either.

If the government has better planning for education (ex: provide resource and land for education), then this will not happen.

At the end of the day, it is not the landlord's fault.  It is the flaw of the government's policy and resource mismanagement!

If you have an apartment for rent, will you rent it 50% less to someone who 'seems to be a nicer guy'?

It is a business decision.

And I agree that if a famous through-train school got the campus instead, all the parents would be saying 'thank God' instead!
