I am not sure where is your planned location, if in London or certain prime areas, you can use buy & rent strategy.
Buy & rent will have higher mortgage rate, normally 0.5% higer than own use (Base rate of Bank of England + 4% or 4.5%, HSBC). In London the return rate 5-6%, the agent rate 10-15% + VAT, I would say quite a reasonable investment. You can plan ahead the terms of contract to ensure the availability for your kid in future. |
