倫敦買樓俾讀大學嘅仔女住，大家點睇？

用佢名喺倫敦買，如果分租一間房比同學仔，佢係咪有免稅額可以唔使交稅？同租屋比較，抵唔抵？會有咩問題？突然有呢個諗法，大家有冇經驗可以分享下(emoji)

係網上查到以下資料:

You are likely to be treated as UK tax resident under the Statutory Residence Test (SRT) if you:

• spend 183 days or more in the UK during a tax year; or
• have a home in the UK, and do not have a home overseas; or
• work full-time in the UK over a period of 365 days (this does not need to coincide with the tax year).
  

咁用讀緊大學的仔女名買樓租比人住,  應可以 claim 到 personal allowance 嗰 ~13000 鎊。

Tax on your UK income if you live abroad

Personal Allowance

You’ll get a Personal Allowance of tax-free UK income each year if any of the following apply:

you hold a British passport

you’re a citizen of a European Economic Area (EEA) country

you’ve worked for the UK government at any time during that tax year

You might also get it if it’s included in the double-taxation agreement between the UK and the country you live in.

Claim the Personal Allowance

If you’re not a UK resident, you have to claim the Personal Allowance at the end of each tax year in which you have UK income. Send form R43 to HM Revenue and Customs (HMRC).

哩個case應該未算係HMO。一間屋入面如果住1-2個來自唔同household 嘅人，而佢哋又share屋入面嘅facilities，哩個未算係HMO，住3個或以上嘅先係HMO，但住5個人及以上就一定要申請HMO牌。

用仔女名買屋，可以有首置免稅額，買既時候已經慳好多稅，將來又可以避啲遺產稅，係唔錯既主意。
不過，如果分租一間房比同學仔，理論上你需要有HMO（House in Multiple Occupation）牌照，如果你私底下租，就唔涉及牌照同稅既問題；依足法例嚟做，其實亦唔難，而且仔女有免稅額，點都唔需要交稅（除非你間屋好大好大）。
英國平均租屋成本大約係屋價既6％（地區差異都大，區區唔同），買定租，其實睇你仔女諗住喺英國幾耐，同埋你對英國房地產市場既睇法。

有个人免税额，跟香港差不多，一万三千几镑，一万三千儿鎊到五万镑20%。

不过很多地方可以扣税，例如管理费，代理费，维修费，改善能源效益工程费，最后可能不用交税，上网睇吓如何报税，

反而你要查吓，业主年龄有冇特别要求。

好慢。就算買新樓，冇按揭都分分鐘要九個月。

你指二手楼？

如果新楼3-4个月可以，最长时间係银行按揭，其本装修电器齐全，收楼后，代理安排傢俬都係2-3个星期，立即可以租出去。

唔係好記得，幾萬蚊，因好多細碎費用要俾，只記得律師費約2萬幾
