最近在報紙常見到買英國宿舍的廣告, 有冇人買過? 值得買嗎?

我有朋友買過, 約7萬磅一個大學宿位, 減了管理費回報只有6厘, 但如宿位沒有學生租,便沒有收入。我覺得在zone 2買間apartment收租較買宿位投資較有保障。

我都好想買一間apartment,用租金補貼阿仔讀書费用,但外國人是否要收很重税.,賣樓時是否又要收增值稅?

在英國買樓早幾年stamp duty 25萬磅以下物業收1%,25萬磅以上收3%stamp duty.

管理公司通常收租值12%至15%管理費作托管.

You may need to pay property gain tax, but after deduction of mortgage, expenses etc, the balance subject to tax. From my experience, no need to pay after deductions.

外國人賣樓通常朩用交增值稅,祇需俾3%經紀,香港人通常在E14區置業,回報約5%。朩過英國樓市除係94、95年大上大落,其餘時間都很平穩。

一般來說,英國的物業按揭利息比香港高幾多?如果full paid買樓,賣樓時的資產增值稅收幾多?借香港錢full paid買英國樓有無著數?謝謝!

英國好似冇增值税,但有income  tax, 全年收入過了4000多磅便交税,所以唔做mortgage朩能扣稅,現在英倫優惠利率0.5厘,mortgage rate相信是幾厘, 英國樓巿由98年升到近年才跌少少, 但如你相信英磅會升返16 17元,買咗都可賺𣿬價,朩過交學費就慘。

Pls refer to official website related to Capital Gain Tax - Property 增值稅. For my case, I refer to this as I sold my property.

Rental income needs to pay Value-Added Tax (VAT), that is another meaning of 增值稅. For my net rental income need to deduct VAT and Management fee from my letting agent.

The Basic rate is 0.5%.
But the property not for own use, more on buy and let, the mortgage rate will be 1.5% = (Basic rate + 1%).

You have many options:1. Full boarding (Dorm + food);
2. Just accommodation (Dorm + self catering);
3. Live outside the campus
    3.1 Your apartment; or
    3.3 Other apartment

Your concerns
A. Discipline
B. Cost

Live in the campus not necessary the discipline is good. They know the tricks, inside the room before 10pm, they can do whatever they want. So 1-3, no difference. Family education is the key.

For the cost, live outside is cheaper than Dorm in general. If you treat the apartment as investment, and you are positive on the property in UK the coming years, you should enter the market as investment not just for the kid.
