Tiu Hau, but is it in the net 12 ?  My budget is around 20K and at least 3 bedroom.  As i have 2 kids, one maid.

never mind, just jump in.  I know net 12 is a very good net for girls especially.  that's why i started the kindergarten for my daughter there.  

Any specific mansion / buildings / estate ?  I will not move until next year.  As i think the rent is still high at the moment, but even the price for buying propeties will go down as predicted, the rent will be quite stagnent or even go higher ar...

But still need to move as it is quite impossible to travel from Tsing Yi to Happy valley everyday.

Hi CouchPotato,

you can see 名仕花園, 3 bedrooms and the rent is usually around $20K.  If you don't mind the building is too old, along the tramway there's many building with 3 bedrooms. e.g 愉華大廈 which is located in 黃泥涌道, very close to the school.  

You can search around from the real estate agent here and they can show you many flats close to your budget.  It's good to research now even though you are not going to move this year.  So you will have some idea about the district.

You can consider some old buildings at CWB e.g. near Li Yuen Shan Road or Leighton Road which the rental will be lower.  15 mins by foot or 5 mins by tram to SMM only.

Thanks for your suggestions.  I will tell my husband try to arrange to see 名仕花園, 愉華大廈.  Actually, we've been seeing flats in the past few months, I've been to '冬青 road', a building behind leighton hills, and a few on 'fung fai terrace'.  But all of them are either too rotten / dark / small.  The one in '冬青 road' is the best i've seen, but the traffic is not easy.

May be i will take a look at Wan Chai near Hopewell... see if there are any goodies.

ok, no problem.  以你嘅budget,我覺得很容易找到合心水. 我奶奶住炮台山,所以多數以附近為主. 不過我都想睇下跑馬地. 我未上樓睇過,但知道這區頗貴.     
你可以早小小周圍睇下,跑馬地至北角,比較下嘛

yes, very expensive living in Happy Valley indeed.  If rent a flat size around 1000 sq ft, it costs almost 30K a month.  That's what my colleague told me this morning.  My budget is only 20K, may be not able to find a suitable place in there la.

U r right, Fortress hill, North Point will also be a choice....

其实港島區新樓不太多, 舊樓多但都好"是正",分分鐘7-800尺已等於新樓1000尺,你可以经地產睇下就清楚

Causeway Bay Leighton Road 一帶果d 樓係好舊, 不過好大size, 大堂都可以, 有裝修其實同新樓無分別.  反而百德新街果d 個大堂好靚, 上樓之後就唔係好掂.

north point 堡壘街果邊都幾好.
