請問大家有無買英國樓,佢地話頭2年保証X釐,如果過了2年,通常是低過X或高過?我所指是住宅apartment 不是學生舍,當然rental 有高有低,但只想知一般情況。謝

投資概話英國樓唔係好選擇,正常一年回報3厘左右,唔同地段會有分別,點都係大城市回報率高小小

Correct. This type of flats have low resell value, only good yield on rent. That's why I finally went for buying "normal" properties in greater London zones

E14 flats are now very expansive.  The latest leaflet i got is South Quay Plaza.  The location is very good - close to canary wharf station (2 stops with DLR) and beside the dock and footbridge to the office buidlings.  However, the lowest price is GBP600k.  if you would like a decent one bed that would cost more then GBP700k.  Also need to watch out for E14 area as it's not as safe as ppl think.  I lived there for a couple years and someone attemp to break into my flat when we were away.  You need to be very familiar with the areas around before you purchase a flat in London as the condition can be vary from street to street.   East is consider more dangerous than the West but of course that will be reflected in price.  just think twice before you make any purchase and make sure you have enough research.

Thanks for your explanation.

I agreed that there are big difference on price and living environment even between two DLR stops.

In my opinion, I only select the apartments locates at Canary Wharf and South Quay within 10 minutes walking distance.  I am now wating for exchange contract n of the flat locates at Canary Wharf which can walk to Morgan Stanley, JP Morgan, Reuters etc......

West India Quay / Poplar / Island Gardens etc are also locates under E14 but the location is not good as Canary Wharf.

Price of new built is now overvalued.  I am now focusing on those flats with 5-7 years old.  Rental yield is talking about 4.5-5%

小心睇清楚D 條款.
有D 講保証係未扣任何手續費前, 有些係會高管理及手續費之類, 七除八扣就唔係果回事.
而且見呢D通常係宿舍之類, 新手唔熟未必合適, 第時賣出亦唔容易, 小心.
