阿女三年後想到英升讀大學。雖然未知邊間。但知道倫敦住宿超貴。想在倫敦買兩房apartment先出租。如阿女在倫敦讀就收回自用,另一間房就租比同學仔。如阿女不在倫敦讀,
就繼續出租。 可行嗎? 有冇JM 可分享一下。 謝謝

According to the property agent, the property of London has raised for about 17% this year and about 30% over the past three years.


If you let the property to others, most agency would charge you 20.4% of lettings and service management fee from the rental income for the first year and 14.4% (inc.VAT) upon renewal from the 2nd year. Also, you have to pay the ground rent, service charge and council tax etc of about 3,000 pounds for a property valued at about 350,000 pounds per year. So the mis expenses amount to 6,700 pounds per year suppose the rental income is 1500 pounds per month. Also, for any UK or non-UK resident resided overseas, the downpayment is 40% and the interest rate of international mortgage might be higher than those resided in UK.


I think if your kid is not working in UK after graduation, the decision to buy an apartment depends on the future yield of the property instead of buying a house near the university in London. If you buy a one-bed apartment in zone 1, most of them are over 800,000 pounds.

Thanks so much for the details.  I am looking at zone 3,4 like Stratford or Colindale, Hendon, etc. I know some banks may not offer mortgage for zone 4.     The yield is not attractive after deducting so much expensive.   I will wait for a year to see how is the property market there.  There are many new builds everywhere in London.  Most investor bought it n rent out.  When all new builds completed , I doubted the demand is really unlimited??  What I can do is accumulating pound when the exchange rate is in favour.  Thanks.

In order to secure mortgage in zone 4, some UK mortgage brokers such as Alexander Hall, London Mortgage Brokers etc offer free advice on mortgage deals, mortgage rate etc.  

Since they offer free assessment, it is worth to approach them to know how much I can borrow based on the family income.

Ruby:  the apartment you bought is new build or 2nd hand?  75% mortgage is very good.  Would you mind sharing the interest rate that BOC charge you?  I will go to London with my daughter next month and take a look first.    Thanks.

It is a new development. a 短期樓花 when we bought it. The interest rate is 3.x, I forgot the exact number.

Lewisham is south of canary wharf.  I've been there couple times as I lived and worked in CW before.  To be honest the area is not very good for young child.  Quite a lot of low income new immigrants (like most of the east side).  Even when I lived in canary wharf my flat was also break in.  London is not a safe city and the condition is diff from street to street.  For investment you better to do a throughout research ard the area.  Also FYI stratford maybe re-group as zone 2 in the future so the property price may rise.

文華東方酒店二樓長期都有三間唔同理的英國樓盤展銷會,最近的樓盤有近Hammersmith, Canary Wharf, Chelsea的樓盤。Hammersmith我太太就很鐘意。

英國的 Capital Gains Tax 只在物業轉售,送贈或轉名時,如物業升值才徵收。當中有很多豁免和寬減,非常之複雜,但一般來說,英國本土國民出售自住物業,而之後購買另一個自住物業,從中獲得的利潤可獲豁免資產增值稅,而外國人就沒有這個優惠。一般來說,徵稅有三個階梯,視乎獲利多少和有幾多合資格的寬減項目,分別是10%, 18%, 和28%。

無論英國公民或外國人, 他們的租金收入都算是收入的一部份,都需要評稅。一般來說,會連同其他收入合併於Income Tax 內計算。

Non resident増值稅下年四月實行,稅率20-28%,以物業出售價減去物業2015年4月的估值或2015年4月以後的買入價計。

所以在2015年4月前所得的物業升值利潤是不用交non-resident增値稅。
